Common Roofing FAQs

How Do I Know When My Roof Needs To Be Replaced?

There's several things to consider when looking to get your roofing replaced in West Allis. Here's a quick list of some easy topics.

Honestly, the easiest thing we always recommend is scheduling a free property inspection with us. We'll come out and investigate your roof and exterior and give recommendations along with pictures to show you what we find.

  1. Cracked or damaged or missing shingles
  2. Moss or mold growing somewhere on the roof
  3. Visible signs of age (like deterioration)
  4. Visible leaks in your ceiling inside
  5. Dark streaks along your roof
  6. Neighborhood seems to be getting new roofs
  7. Your gutters seem to be building up with debris that's not sticks and leaves (looks like tiny asphalt pebbles)

Do I Need A Permit To Re-Roof My Home In West Allis?

Per the City of West Allis, you do not need a building permit to re-roof a home unless the project involves structural changes. Things such as altering the roof shape or design or adding features can qualify as a change. So talk with your contractor and also with your city if you plan on changing the roof design or structure in any way before starting the project. But if you are simply removing the old roof and putting the exact same style of roof on again, you should not need a permit. The city code only allows two layers of roofing material in total so consider that when investigating your project.

If I Do Need A Permit, Will West Allis Roofing Handle It?

Yes, if you hire West Allis Roofing Experts and we discover that a permit is required, we will handle al the paperwork to obtain the permit and also schedule the inspection (if required) after the paperwork has all been completed. We are here to help in every way possible with your roofing, siding and exteriors project!

How Long Does A 20 Year Roof Last?

A well-maintained asphalt roof should last about 20-22 years for a standard design roofing system here in West Allis. That is the key though, keeping it maintained so it can last this long. One of the biggest misconceptions about roofing is that you just install it once and leave it for 20 years. This is completely untrue. If you never inspect your roof, there's a good chance it won't even last 15 years. Roofing systems need to be evaluated once in a while to ensure they're operating as they should be.

Many things can impact the lifespan of your roof. We detailed several items above already. If you have a brand new roof, you can likely forgo inspections for 5-7 years. After that, we'd recommend an inspection every other year. At 10+ years, we recommend an inspection every year just to stay on top of it and maximize the lifespan.

What Are The Dark Streaks On My Roof?

The dark streaks on your roof are actually a fungus called gloeocapsa magma and it's not good for your roof. This fungus also grows on trees, but likes the oil and crushed limestone on your roof shingles. Many people confuse the dark streaks as dirt and think they can power wash it and clean it off. This is a mistake. Improper use of a pressure washer on your roof can cause more damage by removing shingles and loosening binding agents. If you see streaks, call West Allis Roofing Experts.

Does Insurance Cover A Replacement Roof?

This is a common question we get and unfortunately the answer is often no. Insurance only covers these projects if damage was occurred during a storm or some "act of God" type event. So tree branches falling on your roof and breaking it is an example. If the roof needs to be replaced simply due to age or attrition, then that's not usually a reason for insurance to pay for the roofing project. Please contact your insurance agent to get specifics on your coverage. We are not insurance agents so we cannot give exact advice on this matter, we're only telling you what we've seen from our experience.
