Should You Repair Or Replace Your Roof?

This is a common question we get asked by homeowners that call us here in Wisconsin. Can I just repair my roof or do I really have to replace the whole thing? The answer frustrates many clients because it all depends. And it can depend on many factors that often cannot be answered in a simple blog post online. Here's a rough idea of our thoughts though.


Roof repairs are always the preferred option and we will often work with clients to repair the roof and avoid a full replacement. If a repair is possible, that will always be our first recommendation because we believe in honest communication and integrity with our roofing company. So we will discuss all available options with you after a thorough inspection.

So if we inspect you roof and find that the damage is minimal, contained to one single area, and has not impacted the structural aspect beneath the roof, we will usually recommend a spot repair.


However, we find plenty of times in our inspections that a roof leak is often a final clue to the homeowners that something is wrong. And in reality, the issue on the roof has persisted for a while and led to a larger problem than they realized. It wasn't until a leak occurred that they even thought to have a roof inspection. But now that we're having that inspection, we discover shingles that are deteriorated, a roof membrane with tears or some other bigger issue that cannot be easily repaired.


That is where many people think roofers are trying to scam clients into paying for a full roof replacement project. Truthfully, there are some shady roofing companies out there that try to profit on homeowners in this way. We certainly are not one of them.


Our motto is always honest communication about all available options. We give our opinion, but we will work with the homeowner is they truly want a repair instead of a replacement on their roof.


Can it be more cost effective to repair the roof in the short term? Yes, but if that small repair doesn't fix the underlying issue, you could be paying for several repairs in the course of a few years which could add up to a full replacement cost anyway.
